  • You’ve Arrived At Your Villa. Let Your Vacation Begin!

    To maximize your stay in your Florida Kosher Villas, we have compiled this helpful guide for your convenience. Within it, you will find answers to the most commonly asked questions about your property, the area and its amenities. Should you have any further questions or experience any issues, please email floridakoshervillas@gmail.com and a team member will assist you. We appreciate you choosing Florida Kosher Villas and wish you a wonderful stay.

  • Checking Out:

    Checkout is at 10:00 a.m. sharp unless a later checkout has been arranged and approved in advance by management.
    Our cleaning and maintenance teams have only a limited amount of time to prepare the villa for the next guests. A late departure delays this work and may prevent the next family from checking in on time.
    Please follow the checkout checklist at the end of this guide and make all necessary preparations in advance so that you can vacate the property on time.

  • Checking In:

    Check-in begins at 4:00 p.m. The exact door-access instructions and codes will be sent by text and/or email on your arrival date between 3:45 and 4:00 p.m.
    If you have not received your access information by 4:00 p.m., please text us at 305-449-9899 or email floridakoshervillas@gmail.com.
    Please inspect the property shortly after your arrival and notify us promptly if you notice anything that requires attention.

  • Parking Your Car:

    Please park only in your villa’s driveway or in another specifically permitted parking area. Do not block neighboring driveways, sidewalks, mailboxes, garbage cans, or access to any surrounding property.
    Please drive carefully and avoid unnecessary honking, loud music, or other disturbances—especially early in the morning or late at night.

  • Welcome To Our Neighborhood:

    Your villa is located in a residential neighborhood where families live and follow their normal daily routines. Please be considerate of our neighbors and help us maintain the peaceful character of the community.

  • Keep Noise To A Minimum, Please:

    Please avoid loud music, excessive noise, and noisy gatherings. All neighboring properties and any areas outside the boundaries of your rental property are strictly off-limits.

  • Please Help Keep the Property Beautiful:

    Place all garbage in the designated outdoor bins. Please do not leave garbage anywhere in the yard, around the property, or on the street.

For a life-threatening emergency, fire, serious accident, crime in progress, chest pain, difficulty breathing, or another immediate danger, call 911.

    Call 911 immediately if the person is unconscious, having difficulty breathing, or experiencing another life-threatening reaction.

    Florida Kosher Villas provides these telephone numbers and addresses only as a convenience to guests. We do not recommend or guarantee any particular medical provider. Facility hours, services, and insurance participation can change. Guests should contact the provider directly and confirm that the facility is appropriate for their needs.

Inside Your Rental: Amenities & Instructions

  • Climate Control:

    The thermostat has been set to a comfortable temperature in preparation for your arrival. Some villas also have wall-mounted air-conditioning units for additional comfort during especially hot weather.
    You may adjust the thermostat to a comfortable setting, but please do not lower it below 70°F. Setting the temperature too low may cause the air-conditioning system to freeze and stop working.

  • Keeping The A/C In – Keeping The Bugs Out:

    Please keep all exterior windows and doors closed, especially doors leading to the pool area. This helps the air-conditioning system operate properly and keeps insects out of the villa.
    When leaving the property for an extended period, please raise the thermostat temperature. You may lower it to your preferred setting when you return.

  • Important Septic-System Information

    Many of our properties use septic systems rather than municipal sewers. Only toilet paper may be flushed.
    Do not flush tissues, paper towels, wipes of any kind, feminine-hygiene products, diapers, or any other objects. Even products labeled “flushable” can cause serious backups and damage.
    Guests will be responsible for plumbing problems or damage resulting from prohibited items being flushed.

  • In The Kitchen – General Information:

    Your villa is equipped with standard kitchen appliances. Depending on the property, additional small appliances may be available in the cabinets.
    Please return all appliances and kitchen items to their proper places after use.

  • Ovens, Microwaves & Dishwashers:

    Please consider all ovens and dishwashers fleishig unless they are clearly labeled otherwise. Microwaves and other appliances should be used according to their labels.
    Please do not change the kosher designation of any appliance without first contacting management.

  • Garbage & Recycling:

    Garbage and recycling schedules may vary by property. Please follow the schedule included in your villa’s individual arrival instructions.
    Place the appropriate bins at the curb on the evening before collection and return them to the property after pickup. Please make sure all household garbage is securely bagged before placing it in the bins.

  • Ready For Shabbos:

    Your villa includes basic Shabbos amenities, which may include:

    • An electric hot plate
    • A hot-water urn
    • A fleishig crockpot
    • Tea lights and matches
    • A Kiddush cup
    • A challah board, knife, and cover
    • Kosher lamps in designated bedrooms

    Please cover the hot plate with aluminum foil before placing food on it. Aluminum foil is available at local kosher supermarkets and grocery stores.
    Please use a disposable plastic liner in the crockpot. Liners are not necessarily provided.
    For safety, unplug and empty the hot-water urn when it is no longer needed.
    The refrigerator will either have a Sabbath Mode or another arrangement to prevent the interior light from activating. Please follow the instructions provided for your particular appliance.
    If the oven has a Sabbath Mode, please consult the manufacturer’s instructions before using it.

  • Candle Lighting To Havdala:

    You will find tea lights, matches, kiddush cup, challah board, knife and cover, as well as You will find tea lights, matches, kiddush cup, challah board, knife and cover, as well as well. Check kitchen and dining cabinets to familiarize yourself with what is available. Bedrooms have been furnished with Kosher Lamps for your comfort and convenience.

  • High Speed Internet:

    Complimentary wireless internet is provided in the villa. The Wi-Fi network name and password will be included with your arrival information or displayed inside the property.
    If you have difficulty connecting, please do not reset or disconnect the router. Text or WhatsApp Guest Services at 305-449-9899 for assistance.

  • Specialty Showers:

    Some villas include rainfall or multi-jet shower systems. You may adjust the available settings to your preference.
    If you prefer a traditional shower, use the standard shower controls without activating the additional jets. Please turn off all jets completely after use.

  • Indoor Whirlpool Bathtubs:

    If your villa includes an indoor whirlpool bathtub, fill the tub until the water level is above all jets before turning on the whirlpool function. Operating the jets without enough water may damage the system.
    Do not use oils in the whirlpool bathtub because they can clog the jets. Only oil-free bath products should be used.
    Guests may be responsible for damage caused by improper use.

  • Indoor Sauna:

    If your villa includes an indoor sauna or shvitz, please use it carefully and do not remain inside longer than is comfortable or medically advisable.
    Stay hydrated, supervise children closely, and consult a medical professional before using the sauna if you are pregnant or have a medical condition that could be affected by heat.

  • Laundry:

    Your villa includes a washer, dryer, iron, and ironing board. A starter supply of laundry detergent may also be provided.
    Please do not overload the washer or dryer. For front-loading washers, place the clothing inside, close the door securely, add the appropriate high-efficiency detergent, and then select the desired cycle.
    Do not attempt to force open a front-loading washer after the cycle has begun.

Outside Your Rental: Amenities & Instructions

  • Pool-Safety Fence:

    The swimming pool is surrounded by a safety fence designed to help prevent accidental drownings, chas v’shalom.
    For legal, safety, and insurance reasons, removing the pool-safety fence is strictly prohibited. If the fence is removed, the guest will be charged a $200 fine and may be prohibited from renting from us in the future.
    The access point may be opened as needed to enter the pool area, but the fence must otherwise remain fully installed and properly secured.
    A pool fence is not a substitute for responsible adult supervision. Children must be watched closely at all times.

  • Pool Cleaning & Maintenance:

    Pools are professionally cleaned, chemically balanced, and maintained by independent pool-service companies twice each week.
    Leaves and other outdoor debris may enter the pool between scheduled service visits, especially after rain or windy weather. A long-handled pool net is generally provided for light cleaning between visits.
    Please contact Guest Services if you notice a significant pool-maintenance issue. Do not add chemicals or adjust pool equipment yourself.

  • Pool Heating:

    During the cooler season, pool heaters are programmed to operate from morning until night for approximately 10 to 12 hours per day.
    Pool-heating performance depends on the outdoor temperature, weather, water level, and other conditions. During unusually cold weather, the pool may take longer to warm and may not reach its normal temperature.
    The former 24-hour pool-heating option is no longer available.
    If the pool does not appear to be heating, please contact Guest Services. Do not adjust the heater or pool equipment yourself.

  • Attached Poolside Whirlpool:

    Some villas include a jetted whirlpool attached to the swimming pool. This is not a separate hot tub, and its water temperature is generally the same as the pool temperature.
    The whirlpool effect is produced by air jets. The control is usually located near the pool-light switches and may be labeled “Blower.”
    Please turn off the blower and jets when the whirlpool is not being used.

  • Pool Toys:

    Pool toys are not guaranteed or officially provided. However, owners or previous guests may occasionally leave floats, tubes, or other toys at the property.
    You may use any pool toys you find, but please inspect them before use and supervise children carefully. Florida Kosher Villas is not responsible for the availability or condition of pool toys.

  • Separate Outdoor Hot Tub:

    Some villas include a separate outdoor hot tub. If your villa has one, you may adjust the temperature to your comfort.
    Heating is not immediate. Depending on the starting temperature and weather, the water may take considerable time to reach the selected temperature.
    Please return the hot tub to its original temperature setting after use and replace the cover securely.

  • Swim Smart and Swim Safely:

    There is no lifeguard on duty. Swimming and use of all pool and hot-tub amenities are at the guest’s own risk.
    Never swim alone.
    Children must always be accompanied and actively supervised by a responsible adult.
    Do not rely solely on the pool-safety fence.
    Do not run near the pool.
    Do not use glass containers in or around the pool area.
    Guests and visitors may not use the villa’s amenities unless a registered paying guest is present.

  • Cover the Hot Tub After Every Use!

    Please replace the hot-tub cover securely after every use. Florida’s climate can cause the water to evaporate quickly, even on cloudy days.
    Operating a hot tub with an insufficient water level may damage the motor, pump, or heating system.

  • Hot Tub Heat – Troubleshooting:

    If the hot tub is not heating or the jets are not operating properly, first check whether the water level is above the jets and water return.
    If the water level is low, please contact Guest Services for instructions. Do not operate the system with insufficient water and do not attempt to repair or adjust the equipment yourself.
    Please remember that hot-tub heating is gradual and may take time.

  • Propane Barbecue Grill:

    Some villas include a fleishig propane barbecue grill.
    If the propane tank is empty, please contact Guest Services. Do not exchange, refill, disconnect, or modify the propane equipment without management’s permission.
    Please turn off the grill and propane supply completely after use and never leave a lit grill unattended.

Local Area Guide

Checking Out Checklist:

  • 1. Be Ready to Leave by 10:00 a.m.

    Checkout is at 10:00 a.m. sharp unless a later checkout has been arranged and approved in advance by management.
    Please make all necessary preparations in advance so that you and all members of your party can vacate the property on time.

  • 2. Empty the Refrigerator, Freezer, and Cabinets

    Remove all food and beverages you do not wish to take with you. Place unwanted items securely in the garbage unless management has instructed you otherwise.

  • 3. Empty and Unplug the Hot-Water Urn

    Unplug the hot-water urn and empty it completely.

  • 4. Remove All Garbage

    Remove all garbage from the villa and place it in the designated outdoor bins. Please make sure all garbage is securely bagged.

  • 5. Raise the Air-Conditioning Temperature

    Set the thermostat to 75°F before leaving.

  • 6. Reset and Cover the Hot Tub

    If your villa has a separate hot tub, return it to its original temperature setting and replace the cover securely.

  • 7. Check for Personal Belongings

    Carefully check all bedrooms, bathrooms, closets, drawers, cabinets, laundry areas, and outdoor spaces to make sure you have taken all your personal belongings.

  • 8. Close All Windows and Exterior Doors

    Make sure all windows and exterior doors are fully closed.

  • 9. Lock the Doors and Notify Guest Services

    Lock all exterior doors when leaving.
