  • You’ve Arrived At Your Villa. Let Your Vacation Begin!

    To maximize your stay in your Florida Kosher Villa, we have compiled this helpful guide for your convenience. Within it, you will find answers to the most commonly asked questions about your property, the area and its amenities. Should you have any further questions or experience any issues, please email info@floridakoshervillas.com and a team member will assist you. We appreciate your choosing Luxury Kosher Villas and wish a wonderful stay.

  • Checking Out:

    Check-out is no later than 10:00 am with a grace period of up to half an hour. For the fastest and easiest check-out experience, please follow the included check-list at the end of this guide. New guests are likely to arrive at the villa within several hours of your departure, so checking out late delays our turnover time at great expense. Therefore, guests who vacate their rental property after 10:30 am will be charged a $100 per hour late fee. We have no wish to charge anyone late fees, so please help us by checking out on time.

  • Checking In:

    Check-in is any time after 4:00 pm. Instructions to get in will be texted to you at that time. Please inspect the property as soon as you arrive. Don’t hesitate to email, text or call us with any concerns that must be addressed.

  • Parking Your Car:

    Don’t get towed! Many areas prohibit on-street parking! Please park in your villa’s driveway or on the grassy swale (lawn area) directly in front of your villa. Please drive considerately! Honking in Florida is considered rude, and double-parking, blocking neighbors’ driveways, mailboxes or property may result in a ticket, a tow and unhappy neighbors. Enjoy the slower Florida pace!

  • Welcome To Our Neighborhood:

    Please keep in mind that you are vacationing in a residential neighborhood. The houses surrounding yours are filled with families going about their regular daily schedules.

  • Keep Noise To A Minimum, Please:

    Please be considerate not to cause unnecessary disturbances, such as loud music or noisy get-togethers. Any property not within the boundaries of your rental is of course, off limits.

  • Keep It Beautiful:

    We kindly request that you discard all garbage in the provided garbage cans, and do not leave garbage around your rental property or street.

Inside Your Rental: Amenities & Instructions

  • Climate Control:

    The thermostat has been set at a comfortable temperature in anticipation of your arrival. Some villas have additional wall-mount air conditioners for use during very hot weather. Feel free to set the temperature to your optimal comfort. IMPORTANT: Lowering the temperature below 70 degrees will likely cause the unit to freeze and shut down. Repairs will take time, making your stay uncomfortable, so please be careful.

  • Keeping The A/C In – Keeping The Bugs Out:

    Keep all windows and doors to the outside closed at all times (especially pool entry doors) to allow optimal performance. No less importantly it will keep your villa bug-free. When heading out, please raise the temperature to its original setting, and lower it to your comfort level upon your return.

  • Septic Systems Are SENSITIVE!

    ATTENTION! This is the #1 preventable issue that guests face. Avoid an unpleasant experience! DO NOT FLUSH TISSUES, FRESH WIPES, FEMININE PRODUCTS OR ANYTHING OTHER THAN SEPTIC-SAFE TOILET PAPER. Please! For your sake. We hate to say, ” We told you so…”

  • In The Kitchen – General Information:

    Your vacation property is equipped with a suite of kitchen appliances. Check the cabinets for extras such as sandwich makers, waffle-irons, blenders, and other small appliances. Operation manuals, when available, will be in a kitchen drawer.

  • Ovens, Microwaves & Dishwashers:

    Please consider ovens fleishig unless otherwise labeled. To use for milchig feel free to self-clean the oven before and afterwards. Microwaves are labeled. Dishwashers should be considered fleishig unless otherwise labeled.

  • Garbage & Recycling:

    Municipal garbage pickup (gray and/or green bins) is on Mondays and Thursdays. Recycling pickup (blue bin) is on Mondays. Please be sure to utilize the correct bins, bring to curb the night before pickup and back to the house after pickup.

  • Ready For Shabbos:

    An electric hot plate is provided for Shabbos. Please cover with silver foil (available at local groceries) prior to placing food on it. A fleishig crock pot can be found in a lower cabinet; please use a plastic liner (not provided) before placing food inside.There is a hot water urn for Shabbos and Yom Tov convenience. When not in use, please keep it unplugged and drained of water. The refrigerator either has a pre-programmed ‘Sabbath Mode’ or the bulb has been removed to avoid melacha. Your oven features a ‘Sabbath Mode’. Check for a manual in one of the kitchen drawers for instructions.

  • Candle Lighting To Havdala:

    You will find tea lights, matches, kiddush cup, challah board, knife and cover, as well as You will find tea lights, matches, kiddush cup, challah board, knife and cover, as well as well. Check kitchen and dining cabinets to familiarize yourself with what is available. Bedrooms have been furnished with Kosher Lamps for your comfort and convenience.

  • High Speed Internet:

    Your choice. Surf the surf, surf the web or do both. At Florida Kosher Villas, uninterrupted wireless internet service comes standard in all homes, available to you at no extra charge. Login information for wifi access will be emailed or texted to you on or prior to your arrival date. If you experience any issues connecting to the internet, please do not attempt to reset the router on your own. Call, and Guest Services will send someone to assist you, or walk you through the necessary process to connect over the phone.

  • Jetted And Rain Showers:

    Some of our villa showers have been outfitted with a luxurious jetted shower or rain system for an enhanced enjoyment. Feel free to experiment with the buttons and knobs to turn the jets on or off, to your optimal level of enjoyment If you prefer to simply enjoy a traditional shower, simply turn on the shower knob as usual and do not activate (or turn off) any of the individual jets.

  • Indoor Whirlpool Jacuzzi Bath:

    If your villa includes an indoor whirlpool bath/jacuzzi tub, feel free to enjoy at your leisure. To operate, fill the tub, making sure the water level reaches above the jets prior to turning on whirlpool function. Failure to do so will damage the jacuzzi and guest will be charged for any repairs or replacement. The use of oils in the jacuzzi will clog the air jet system, causing malfunction. An oil-free bubble bath base is permitted.

  • Indoor Sauna:

    If your villa is outfitted with an indoor sauna or shvitz, enjoy the health benefits of this time-honored tradition! Set the temperature, enjoy, just don’t overdo it! Harvard health recommends 15-20minutes as a reasonable amount of time for most, and remember to re-hydrate by drinking 2-4 glasses of water after each sauna. Sit back, unwind and let the stress melt away…

  • Laundry Machines:

    Your home has a washer, dryer, starter set of detergent iron and ironing board. Instructions for traditional washers and dryers are simply “load and start.” Instructions for front-loading washers, load clothes, close the door, pour HE liquid detergent into the drawer near the door, press POWER, then START. Please note that you cannot add clothing to front-loading machines once the cycle has begun. Please use care not to overload the machines. For modern dryers, load clothes and close the door, set any special settings such as “steam” or “fan-fresh” if desired, press the power button and start.

Outside Your Rental: Amenities & Instructions

  • Pool Safety Gates:

    Your pool is surrounded by a state-of-the-art baby gate to prevent any chance of accidental drownings, chas v’shalom. A simple, tight latch allows you to create an opening to access the pool for swimming. Do NOT REMOVE the safety gate for ANY REASON or there will be a $250 charge.

  • Pool Cleaning & Maintenance:

    The pools are professionally cleaned, chemicals balanced, and thoroughly maintained TWICE per week by contracted pool maintenance companies. Although sparkling clean when the pool company departs, leaves and such will likely find their way into your pool before the next professional cleaning, especially after rainy or windy weather. There is a long-handled leaf net for your convenience, should you need it before the next professional cleaning.

  • Pool Heaters:

    Your pool heater is already set and operating. Pools heaters are set to reach 88 degrees and will run on a pre-programmed timer for12 hours each day during the winter season. Note: Pool water evaporates! If the heater does not seem to be heating efficiently, make sure the water line is high enough to reach the return, (where water flows back to the heater.) Add water with the provided garden hose, and the heater will restart working properly. For $50/day, 24-Hour pool heating or a customized pool temperature can be arranged.

  • Attached Poolside Whirlpool:

    Many of our villas feature a jetted whirlpool spa, attached to the pool. While not a true “hot tub” in the sense that the temperature is set to the temperature of the adjacent pool, the whirlpool is a great spot to relax in the Florida sun. In resting mode, it operates as a pool with built-in benches. The whirlpool effect is created by air jets, which need to be turned on. The switch for the air jets is usually located near the pool light switches, and is often labeled “blower”. Please turn off the jets when the the pool light switches, and is often labeled “blower”. Please turn off the jets when the whirlpool is not in use. Enjoy!

  • Pool Toys:

    While we don’t provide pool toys, many owner and guest leave toys such as floats, tubes, etc. for the next guests use. Feel free to use any pool toys you may find.

  • Hot Tub (Separate From Pool):

    Many of our villas feature an outdoor whirlpool hot tub. Enjoy a hot soak under the dark starry skies before bed for a real treat! The hot tub is currently set to 88 degrees in resting mode and is programmable to 101 degrees Fahrenheit. Please adjust the temperature to your liking; upon leaving the tub, degrees Fahrenheit.   • Swim Smart, Swim SAFELY:

    As there is NO LIFEGUARD ON DUTY, swimming is at YOUR OWN RISK. Please KEEP YOUR EYES ON YOUR CHILDREN at all times. NEVER SWIM ALONE. Children should always be accompanied by a responsible adult. No visitors may use your villa amenities when a paying guest is not present.

  • Cover The Hot Tub When Finished!

    Please make sure to cover the hot tub after every use. Florida climate will evaporate the water even on cloudy days and will damage the motor.

  • Hot Tub Heat – Troubleshooting:

    If the heater or jets do not seem to be heating efficiently, make sure the water line is high enough to reach the return, (where water flows back to the heater.)   • Propane BBQ Grill:

    Many villas have a fleishig, propane barbeque grill, so go ahead and dine! If your propane tank empties, please contact guest services and we will replace the tank.

Checking Out Checklist:

  • 2) Empty The Fridge, Freezer & Cabinets

    Empty the fridge, freezer, and all cabinets of ALL food items you do not wish to take with you and place in the trash.

  • 3) Hot Water Urn

    Unplug and empty the hot water urn completely.

  • 4) Remove All Trash

    Remove all trash from the house and place into the bins outside.

  • 5) Raise The A/C

    Raise the air conditioner to 75 degrees

  • 6) Set Hot Tub To 88 Degrees & Cover

    If your villa has a hot tub, please raise the temperature to 88 degrees and ensure that it is covered

  • 7) Make Sure That You Have EVERYTHING

    Check around through all rooms, as well as outside to ensure that you have taken all of your personal items with you!

  • 8) Are The Windows And Doors Closed?

    Please close any windows or exterior doors you may have opened.

  • 9) Please Lock The Doors.

    Inform Guest Services that you have checked out by either replying to the texts you have received, emailing floridakoshervillas@gmail.com or call at 305-650-8830 and let us know that you have checked out.

  • Lost & Found And Shipping Information

    Please note that any personal items you have left behind and not claimed within 24 hours of guest’s check-out are donated or discarded by our maintenance teams. If you left something important behind, please call Guest Services at 305-650-8830 right away so we can attempt to locate it. Shipping to your home can be arranged, when possible. A $25 service fee will apply in addition to the actual shipping charges.
