  • Booking and Availability

    How do I book a villa?

    1. Search for your dates and the total number of guests in your group, including children.
    2. Use the filters to narrow the results by location, pool, number of bedrooms, and other important amenities.
    3. Select an available property and carefully review its description, photographs, sleeping arrangements, amenities, rates, and availability calendar.
    4. If you have a question that is not answered on the property page, contact us through the website chat.
    5. Submit the Request to Book form on the property page.

    To protect the kosher standards of our homes and ensure that each villa is appropriate for the guest’s needs, every reservation request is personally reviewed by our team. Submitting a request does not confirm a reservation. Your booking is confirmed only after it has been approved and you have received written confirmation from our office.

    Why can’t I confirm a reservation instantly online?

    Florida Kosher Villas is not an anonymous booking platform. We personally review every reservation request so we can confirm the number of guests, sleeping arrangements, kosher and Shabbos needs, and whether the selected villa is a good fit for the group.

    This personal process helps us protect our homes, our homeowners, our neighbors, and our guests.

    I cannot find anything available for my dates. Can you help?

    Our online calendars reflect our current availability. If no properties appear for your dates, try adjusting your dates or removing some search filters.

    If nothing is available after doing so, we are fully booked for that period.

    Are your availability calendars accurate?

    Yes. Our calendars are updated as reservations are confirmed and dates are blocked. A property may also be unavailable because the homeowner is using it or because maintenance or improvements are being completed.

    Do you have minimum-stay requirements?

    Yes. Most properties require a minimum stay of two or three nights, although requirements may be longer during holidays, peak seasons, or special events. The applicable minimum stay is shown on the individual property page.

    Are there dates when your villas cannot be rented?

    Our properties may be available throughout the year, subject to existing reservations, owner stays, maintenance, and seasonal minimum-stay requirements. The availability calendar on each property page shows the dates that can currently be requested.

    Can you accommodate a large family or group?

    Yes. Several of our villas are designed for larger families, and in some locations multiple nearby homes may be booked together, depending on availability.

    Send us your dates, preferred area, number of adults and children, and sleeping requirements. We will help you identify the most suitable options.

  • Changes, Cancellations, and Insurance

    What is your cancellation policy?

    Reservations may be cancelled or rescheduled at least 45 days before arrival. Subject to the terms of your rental agreement, payments may either be refunded or applied as a credit toward a future reservation.

    For cancellations or rescheduling requests received fewer than 45 days before arrival, rental payments are nonrefundable. Cleaning and accidental damage protection fees will be returned using the original payment method.

    If we are able to replace some or all of the cancelled dates with another reservation, we will issue a credit for the nights rebooked, less a $175 processing fee. If the replacement reservation is made at a lower nightly rate, the credit will be based on the amount actually recovered.

    Any cancellation credit must be used in full within one year of the original arrival date. The rental agreement issued for your reservation contains the complete policy and controls in the event of any inconsistency.

    We strongly recommend purchasing travel insurance.

    Do you offer travel insurance?

    We can provide information about independent travel-insurance options. Coverage, exclusions, claim decisions, and reimbursements are determined solely by the insurance provider. Guests should carefully review the policy before purchasing it.

    What is accidental damage protection, and is it required?

    Accidental damage protection is required for our reservations. It is intended to cover eligible accidental damage that occurs during the stay, subject to the applicable terms, limits, and exclusions.

    It does not cover intentional damage, negligence, unauthorized guests, rule violations, or damage that is not promptly reported. Please tell us immediately if anything is damaged so we can address it before the next guest arrives.

    Can I change villas after booking?

    Sometimes, but changes are subject to availability and approval. Once a specific property has been reserved for you, switching homes may depend on our ability to rebook the original property without causing a loss to its owner.

    If a change is approved, you will be responsible for any increase in price. Other terms or administrative charges may also apply, as stated in your rental agreement.

  • Rates and Payments

    Will my quote include all required charges?

    Yes. Before booking, you will receive a written quote showing the rental rate and all required fees, including cleaning and accidental damage protection where applicable.

    Optional services requested before or during your stay—such as additional housekeeping, when available—will be quoted separately.

    Can I get a discount?

    Our rates are carefully established according to the property, season, demand, operating costs, and market conditions. Because we represent individual homeowners, we also have a responsibility to obtain a fair rental rate for each home.

    During slower periods, a special rate may occasionally be available. Any available pricing will be reflected in your quote.

    Do you offer discounts when several villas are booked together?

    Possibly, depending on the season, number of homes, length of stay, and availability. Group discounts are generally not available during peak periods, when the homes are expected to rent at their regular rates.

    Can rates and fees change?

    Rates may change based on season, demand, property improvements, or market conditions. Service-related fees may also change when our costs increase.

    However, once you receive and accept a written quote and your reservation is confirmed, the agreed-upon rate for that reservation will not change unless you request additional services or make changes to the booking.

    How can I pay?

    The available payment methods will be listed on your invoice. Payment due dates are determined by the schedule explained below under “Can I pay in installments?”

    Can I pay in installments?

    The payment schedule depends on how far in advance the reservation is made:

    • Reservations made within 45 days of arrival require full payment at booking.
    • Reservations made 46–120 days before arrival require a 50% deposit, with the balance due 45 days before arrival.
    • Reservations made 121 days or more before arrival require a 10% deposit at booking, an additional 40% payment 120 days before arrival, and the remaining balance 45 days before arrival.

    Your individual quote will show the exact amounts and due dates that apply to your reservation.

    How will I know that my reservation is confirmed?

    After your request has been approved, you will receive written confirmation showing the property, dates, total cost, payment instructions, and payment deadlines. You will also receive a rental agreement that must be signed before check-in.

    If you submitted a booking request and have not received a response within 24 hours, please contact our office.

  • Our Kosher-Vacation Experience

    Why choose Florida Kosher Villas instead of a general vacation-rental website?

    General vacation homes are rarely designed around the needs of kosher-observant families. Guests may encounter an unusable kitchen, unsuitable sleeping arrangements, limited privacy around the pool, religious symbols or inappropriate artwork, electronic locks, motion sensors, automatic appliances, pool-facing cameras, or a location far from shuls, kosher food, or an eruv.

    Florida Kosher Villas has served the frum community since 2009. Our homes are selected and prepared with kosher and Shabbos-conscious guests in mind. Depending on the property, amenities may include:

    • A kosher kitchen with separate milchig and fleishig cookware, utensils, and serving pieces
    • Shabbos and Yom Tov essentials, such as a hot plate or blech, urn, leichter, tablecloths, Havdalah items, and kosher lamps
    • Mezuzahs and Shabbos-friendly door access
    • Private, enclosed backyards and pools
    • Locations within walking distance of shuls and close to kosher shopping and dining
    • Sleeping arrangements suited to frum families

    Amenities vary by property, so please review the individual listing carefully.

    What makes Florida Kosher Villas different from other kosher-rental companies?

    We are a frum, heimishe, family-operated company that has specialized in kosher vacation rentals since 2009. Our team knows the homes, communities, shuls, kosher stores, and practical needs of the families we serve.

    We work directly with guests and homeowners, provide personal guidance before booking, and maintain local support in each of our Florida markets. Our goal is to help you choose the right home—not simply any available home—and to be available when you need assistance.

    Our many repeat guests are the greatest reflection of the relationships we have built over the years.

    Which languages does your team speak?

    We can assist guests in English, Yiddish, Hebrew, Spanish, and French. Availability in a particular language may depend on which team member is on duty.

  • The Villas and Their Amenities

    Are the photographs real?

    Yes. The photographs on our website are of the actual properties. Homes are periodically rephotographed, but furnishings, linens, décor, appliances, landscaping, and other features may be repaired, replaced, or improved between photo sessions.

    These updates may create minor differences between the photographs and the home at the time of your stay. If you have a question about a specific feature, please ask before booking.

    Will I receive the exact villa I reserved?

    Yes. The property identified in your confirmed reservation is the property reserved for you.

    In the rare event that an urgent repair, system failure, safety concern, or other circumstance makes the property unavailable, we will contact you and make every reasonable effort to offer a comparable or better alternative at no additional rental charge. If the only available alternative has a lower rental rate, we will refund the applicable difference.

    How many guests may stay in a villa?

    Occupancy may not exceed the maximum shown on the property page and in the rental agreement. The guest count includes adults and children. Infants age two and younger who sleep in an approved crib or toddler bed may be treated differently, but they must still be disclosed before booking.

    The maximum occupancy is based on available beds, local requirements, septic or plumbing capacity, safety considerations, and the design of the home. Please review the sleeping arrangements carefully before submitting a request.

    May I bring air mattresses or have additional guests sleep on sofas or sleeping bags?

    No. Unauthorized sleeping arrangements may not be used to exceed the home’s stated occupancy. All overnight guests must be disclosed and approved before arrival.

    Many homes already include approved trundle beds, sleeper sofas, or other convertible beds. These will be described on the individual property page and are included in the listed maximum occupancy.

    Are linens and towels provided?

    Yes. Our homes include bedding, pillows, blankets, bath towels, and hand towels. Properties with pools, hot tubs, or saunas also include pool towels.

    Pool and bath towels must remain at the property. Beach towels are not provided for off-premises use.

    Are washers and dryers available?

    Most properties include a washer and dryer, unless the amenity list states otherwise. A starter supply of laundry detergent is generally provided. Guests staying longer should plan to purchase additional detergent.

    Do you provide toiletries and household supplies?

    We provide a starter supply of basic items, which is generally sufficient for the beginning of your stay. Depending on the property, this may include soap, tissues, toilet paper, garbage bags, dishwashing supplies, and laundry detergent.

    These are starter supplies, not an unlimited supply. Guests staying more than a few nights should expect to purchase additional items locally.

    Do you provide food or paper goods?

    We do not provide food or guarantee a supply of disposable paper goods. We are happy to recommend local kosher supermarkets, takeout establishments, caterers, and delivery options.

    Items left by previous guests may sometimes be present, but they are not guaranteed and should not be relied upon.

    May I bring a pet?

    No. Pets are strictly prohibited in all of our properties. A legally recognized service animal is not considered a pet; please contact us before booking so we can address the request appropriately and explain any applicable requirements.

  • Pools, Hot Tubs, and Outdoor Areas

    Are the pools private?

    Yes. The pool and backyard are reserved for the guests staying at the property. Backyards are enclosed for privacy, although the precise fencing, landscaping, and sightlines vary by home.

    Pool-service professionals require periodic access, generally twice per week. They may enter the backyard briefly to clean and maintain the pool, even when guests are staying at the home. Whenever practical, service is scheduled when it will cause the least disruption.

    Do the pools have safety fences?

    Our pool homes are equipped with safety barriers as required by our policies and applicable rules. A safety fence may not appear in marketing photographs if it was temporarily removed for photography.

    Guests may not remove, alter, or disable a pool safety fence or barrier. If the pool safety fence is removed, the guest will be charged a $200 fine. Children must be supervised around pools, hot tubs, canals, and all outdoor water features at all times.

    Are the pools heated?

    Unless otherwise stated on the property page, our pools are heated daily from morning until night, for approximately 10–12 hours.

    Pool temperature can be affected by outdoor temperature, wind, rain, equipment limitations, and other weather conditions, so a specific water temperature cannot be guaranteed. Twenty-four-hour pool heating is not available.

    What is the difference between an attached pool spa and a separate hot tub?

    A separate hot tub has its own heating and circulation system. It can generally reach a higher temperature more quickly and typically includes molded seating and massage jets.

    An attached pool spa usually shares equipment and water with the swimming pool. It may include bench seating and air jets, but it may operate at or near the pool’s temperature unless the property description specifically states otherwise.

    Features and operating instructions vary by property. Please review the listing and the villa guide for the home you reserve.

  • Shabbos and Yom Tov

    Why can’t I check out on Friday or Erev Yom Tov?

    Friday and Erev Yom Tov departures interfere with the preparation needed for incoming Shabbos or Yom Tov guests and can prevent the home from being reserved for the full weekend or holiday period.

    Our team also observes Shabbos and Yom Tov. We therefore do not schedule routine arrivals, departures, or booking-office services during those times.

    Why can’t I check out on Motzei Shabbos or Motzei Yom Tov?

    Motzei Shabbos and Motzei Yom Tov departures can prevent a home from being prepared for its next reservation and may eliminate an entire weekend booking. They would also require our observant staff and service providers to interrupt their own Shabbos or Yom Tov.

    Permitted arrival and departure days will be reflected in the booking calendar and confirmed in writing.

  • During Your Stay

    How do I receive the address and check-in instructions?

    After your reservation has been approved, the rental agreement has been signed, and all required payments have cleared, you will receive the information needed for arrival.

    For security reasons, the exact door-access code is sent by text message and/or email on your arrival date between 3:45 and 4:00 p.m. Please make sure we have the correct mobile number and email address for the primary guest.

    If you have not received your door-access code by 4:00 p.m. on your arrival date, please text or email us immediately.

    What should I do if I accidentally damage something?

    Please contact us immediately. Accidents happen, and prompt notice allows us to arrange a repair or replacement before the next guest arrives.

    Do not attempt a repair without permission. Accidental damage protection may cover eligible damage, subject to its terms and exclusions. Concealed, intentional, negligent, or unreported damage may be charged to the guest.

    Where can I find nearby shuls, kosher food, and attractions?

    Our website includes area guides with local shuls, kosher shopping and dining, and nearby attractions. Many homes also include a property-specific villa guide or printed guest book.

    Because business hours, minyan schedules, eruv status, and local information can change, guests should verify important details directly before relying on them.

    How can I list my home with Florida Kosher Villas?

    Please complete the List With Us form on our website. We carefully review every potential home for location, quality, privacy, layout, kosher suitability, guest experience, and operational fit.

    Submitting the form does not guarantee acceptance, but it gives us the information needed to determine whether the property may be suitable for our portfolio.
